2.Once all the above code is copied into the notepad click File then Save As.
3.Make sure to select All Files from Save as type and select your desired location to save the file which can be the desktop.
4.Now name the file as The_properties_for_this_item_are_not_available.reg (the is very important).
5.Right-click on this file and select Run as administrator. This will add the above values to Registry and if asked for confirmation click Yes.
6.Reboot your PC to save changes and see if you’re able to Fix The properties for this item are not available error.
Method 2: Disable Corrupted Shell Extension
1.In order to check which programs are causing the “The properties for this item are not available” error, you need to download a 3rd party software called ShellExView.
2.Double click the application ShellExView.exe in the zip file to run it. Wait for few seconds as when it launches for the first time it takes some time to collect information about shell extensions.
3.Now click Options then click on Hide All Microsoft Extensions.
4.Now Press Ctrl + A to select them all and press the red button in the top-left corner.
5.If it asks for confirmation select Yes.
6.If the issue is resolved then there is a problem with one of the shell extensions but to find out which one you need to turn them ON one by one by selecting them and pressing the green button on the top right. If after enabling a particular shell extension you still see’s the error then you need to disable that particular extension or better if you can remove it from your system.
Method 3: Manually check Startup Folder
1.Press Windows Key + R then type %appdata% and hit Enter.
2.Now navigate to the following folder:
Microsoft > Windows > Start Menu > Programs > Startup
3.Check if any left over files or folders (dead links) are there from any programs which you had uninstalled earlier.
4.Make sure to delete any such files or folders under the above folder.

Method 4: Delete the value of Interactive User from Registry
1.Press Windows Key + R then type regedit and hit Enter to open Registry Editor.
2.Navigate to the following registry key:

3.Right click on the folder {448aee3b-dc65-4af6-bf5f-dce86d62b6c7} and select Permissions.
4.In the next window that opens click Advanced.
5.Now under Owner click Change and then again click Advanced in the Select User or Group window.
6.Then click Find Now and select your username from the list.
6.Again click OK to add the username to the previous window and then click OK.
7.Check mark “Replace owner on subcontainers and objects” and click Apply followed by OK.
8.Now in the Permission window select your username and make sure to check mark “Full Control“.
9.Click Apply followed by OK.
10.Now make sure you have highlighted {448aee3b-dc65-4af6-bf5f-dce86d62b6c7} and in the right window pane double-click on RunAs string.
11.Remove the Interactive User value and left the field blank then click OK.
12.Close Registry Editor and restart your PC to save changes.
Method 5: Run SFC and CHKDSK
1.Press Windows Key + X then click on Command Prompt(Admin).
2.Now type the following in the cmd and hit enter:
Sfc /scannow sfc /scannow /offbootdir=c:\ /offwindir=c:\windows
3.Wait for the above process to finish and once done restart your PC.
4.Next, run CHKDSK from here Fix File System Errors with Check Disk Utility(CHKDSK).
5.Let the above process complete and again reboot your PC to save changes.

None of the previous methods worked, so I am on Method 5
sfc /scannow /offbootdir=c:\ /offwindir=c:\windows
gives the error:
The arguments passed to sfc are invalid. The offline windows directory
specified points to the online system.
